🏡 Mortgage FAQ: If the Fed lowers rates, do mortgage rates automatically go down too?

Not necessarily.

One of the most common misconceptions in mortgage lending is that mortgage rates move in lockstep with Federal Reserve rate decisions. In reality, financial markets often anticipate Fed actions well before they’re announced.

That means mortgage rates may move before a Fed meeting, and a Fed rate cut doesn’t automatically translate to lower mortgage rates the same day.

This week’s Fed meeting is a great reminder that mortgage rates are influenced by many factors, including economic data, inflation expectations, and broader market conditions.

On Friday, I received Kentucky Housing approval, got the Clear to Close, and at the closing table by 6:30 PM—all within 11 hours!
