Grand Coast funded a loan to purchase 3 mixed-use buildings in various stages of renovations.

The Seller had fallen into foreclosure and sold the package of buildings to our borrowers well below their market values. The buildings are all mixed-use, with a combination of apartments and retail space. Combined, there are 28 residential units and 3 retail spaces.

Before going into foreclosure, the Seller had completed renovations of Building 1 and it's now rent-ready. Building 2 is 50% complete with renovations, and building 3 is gutted.

Our funds will be used to renovate just Building 2. Once Buildings 1 and 2 are rented and stabilized, we will then explore a construction loan to perform the $1.5m needed to renovate Building 3.

Grand Coast funded a loan to purchase a church in historic Marblehead, Massachusetts. This is the Borrower's first direct deal as an investor; however, he is a long-time general contractor with significant experience in high-end renovations and ground-up construction.

The plan is to convert the church to two residential condos with projected sales totaling $2,750,000. That value puts our After Renovated Value (ARV) at 60%.

In addition to purchase and renovation funds, we also included a 12-month interest reserve in the Loan to cover interest payments.
