Same dollar amount, but not necessarily the same result.

A price reduction lowers the purchase price and may slightly reduce the monthly payment.

A seller credit may help cover eligible closing costs or pay discount points to reduce the interest rate, within applicable loan and program limits.

The better option depends on your loan, available cash, current pricing, and how long you expect to keep the mortgage.

Before deciding, ask your lender to compare:

• Cash needed at closing
• Monthly payment
• Total cost over time

Florida homeowners, TRIM Notices are arriving, and this is one piece of mail worth taking a closer look at.

Check your market value, assessed value and exemptions for accuracy. If something doesn’t look right, contact your county Property Appraiser. If it can’t be resolved informally, you may have the option to appeal through your county’s Value Adjustment Board.

And don’t wait. The window to challenge your assessment is typically only 25 days after your TRIM Notice is mailed.

Thinking about buying an Airbnb in Florida?

Florida has the tourism, but that doesn’t mean every market, or every property, offers the same opportunity.

We compared current AirDNA data across six Florida markets, and the differences are worth a closer look.

☀️ Key West was the revenue standout, with 60% occupancy, a $617 average daily rate, and $79,500 in average annual revenue.

☀️ West Palm Beach stood out for recent growth. Average annual revenue reached $45,900, up 26% year over year, with occupancy at 58%.

☀️ Jupiter is another smaller market worth watching, with 60% occupancy, a $328 average daily rate, and $38,400 in average annual revenue. Revenue was up 20.6% year over year.

☀️ Then there’s Miami. It has huge visitor appeal, but also a much larger supply of short-term rentals. It’s a good reminder that a well-known destination can also mean a lot more competition.

☀️ Orlando and Kissimmee benefit from Central Florida’s massive tourism industry, but investors are entering established vacation rental markets where the individual property, location, amenities, and purchase price can make a big difference.

💰 A DSCR loan may allow some investors to qualify based primarily on the property’s expected rental income.
