most of my clients rates are about half a percent higher than current rates. this is a savings of $120-140 a month.

This is a big cost that most homebuyers don't realize that gets added to your payment every month.

If you put less than 20% down on your mortgage, you will have to pay for mortgage insurance. On a conventional mortgage, this will drop off after you reach 78% loan to value, but on an FHA loan you will be paying for this insurance for the life of your loan.

With the rise in home values, many people can refinance out of this extra cost. Call me to see if it makes sense to refi even with the rise in rates, sometimes you will actually save money!

Call me if you need to see how much home you can afford!

For the first time since June 2020, the portion of homes selling for above list price decreased.

Additionally, the average home isn't selling as far above list price as last year.

Selling a house is STRESSFUL! Not only do they ease that stress, here are some of the benefits of finding the perfect agent:

Seller concessions may not be 'the norm' right now, but we are getting back to a leveled market. Homes aren't selling as fast as they were and a seller may look at lowering the price.
BUT WAIT! (insert infomercial excitement here)
Did you know... the seller could offer concessions or rate buy down instead of lowering the price and it saves BOTH the buyer and the seller. That makes everyone happy!
