IT’S OCTOBER!! 🍂🎃 And that means one of our favorite Halloween events is getting closer!

Join us Sunday, October 25th from 3:00–5:00 PM at the Garfield Elementary School parking lot for an afternoon of costumes, candy, decorated trunks, food trucks, and lots of fun for the kids!

🍬 We still need trunks!
We would love to have families, businesses, teams, organizations, and community members join us by decorating a trunk and passing out candy. Let’s fill the parking lot and make this an awesome afternoon for the kids!

My lender hot take: A seller credit could do more for you than a price cut. 👀 Credits are king when you have a plan!

Can seller concessions help with closing costs AND your mortgage interest rate? Yes! Depending on your loan program and the amount negotiated, seller credits can help cover eligible closing costs, pay for discount points to lower your interest rate, or do a little of both.

That could mean bringing less money to closing or having a lower monthly mortgage payment. And when you’re buying a home, both matter!

A price cut has benefits too. The better option depends on your numbers and what you need most. If a seller is willing to negotiate, let’s make sure you understand your options before you make an offer.

🏡 When is the best time to buy a house in Ohio? It might be sooner than you think.

A lot of Ohio homebuyers are waiting for mortgage rates to drop before they start looking. But if you find the right home AND the monthly mortgage payment comfortably fits your budget, waiting for the “perfect” interest rate might not actually put you in a better position.

Think about how many people are waiting right now. You’re waiting. Your neighbor is waiting. First-time homebuyers are waiting. Investors are waiting. Everyone is watching mortgage rates. If rates make a meaningful drop, more buyers could enter the Ohio housing market at the same time. More buyers means more competition for homes, which can also put more pressure on home prices.
