Mortgage rates eased into the end of the week, available inventory remains higher than a year ago, and new listings are slightly below last year on Redfin’s latest weekly read. For buyers, that means more selection and potential negotiating room. For sellers, pricing and presentation remain critical.

Most buyers are watching the loan, the inspection, the appraisal, the rate, the payment…

And then title work quietly shows up at the end like, “Hey, I’m actually very important too.”

This is the part of the process that doesn’t always get talked about enough, but it matters.

Your closing attorney helps confirm that the home can legally transfer to you and that there aren’t hidden ownership issues sitting in the background.

Before you sign anything, ask your closing attorney:

Did the title search find anything I should know about?
What does my title insurance actually cover?
Can I review my closing documents before closing day?
Because the goal is not just to close.

The goal is to close with confidence, understand what you’re signing, and avoid last-minute surprises.

A lot of buyers think the biggest goal is just getting approved.

But the real win is understanding how your mortgage works after closing.

Because once you get the keys, the monthly payment starts… and in the beginning, a big portion of that payment can go toward interest.

That’s why small strategy matters.

One extra payment per year, when applied correctly, can help reduce the life of your loan and save you interest over time.

But here’s the part people miss:

You need to make sure extra payments are applied to principal only.

Not future payments.
Not interest.
Not just sitting there incorrectly.

This is the kind of mortgage education I want buyers to learn before they buy, not years later when they wish someone explained it sooner.

One thing I’ve learned as a mortgage lender:

Most buyers don’t need more confusing mortgage terms thrown at them.

They need someone to slow the process down and explain what everything actually means.

Because “you’re approved” is great…

But do you understand the payment?
The closing costs?
The loan program?
The long-term impact?
Why one option makes more sense than another?

That part matters.

I’ve seen buyers go from overwhelmed to confident simply because someone finally explained the numbers in plain language.

And that’s the experience every buyer deserves.

We always recommend keeping the balances below 30% of the credit limit at all times.

This is one of the first things we look at when trying to help people boost their credit scores.

I’ve seen scores jump anywhere from 5 points to over 100 points (all depending on the entire credit profile and the credit bureaus).
