I'm proud to announce that I have accepted a position as a National Account Executive at HomeXpress Mortgage a top 3 Non-QM Lender. I have officially transitioned from the Retail side of things to the Wholesale world! Over the past 2 weeks I have had the opportunity to learn all things HomeXpress and also travel to their corporate offices in Santa Ana, CA so that I am fully equipped to support you.

To my Relators thank you for being valued partners over the last 8 years. This does not mean that I have left you, it just means that I am able to help in a different capacity. I still welcome calls on hard deals and scenario's as now I will be able to give you a high level overview of what can and can not be done and connect you with the best brokers to get your deals done.

To my former competitors/ loan officers, we now have the opportunity to become partners. We have amazing products to help for those difficult income deals and competitive rates for agency and government products. Lets work together to serve all customers in the non QM space!

If Congress doesnt reach a debt ceiling agreement by midnight a government shutdown may begin. Well here's what it may mean for your pipeline:

Conventional (Fannie/Freddie) - No impact.

Ginnie Mae - Will continue issuing securities.

VA Loans - Still operational, but appraisals may take longer.

FHA Loans - Single-family loans can continue to close. Some condo approvals and staff responses may be delayed.

USDA Loans - No new commitments or guarantees will be issued during shutdown. Loans with existing commitments can still close, and USDA will guarantee them once operations resume.

Tax Transcripts - IRS expects to remain fully operational - no disruption anticipated.

Social Security Validation - No change - validations must still be received prior to closing.

Flood Insurance - NFIP may pause new or renewal policies. Private flood coverage is an option.

Borrowers with Federal Employment - If furloughed, income cannot be used for qualification until they return to work.

Before beginning the home search, talking with a lender is a crucial move. Not only will you know the exact amount of home you can afford, but you’ll also have all your necessary documents in order, which gives you an advantage in a competitive real estate market. I work with homebuyers who are uncertain about when to speak with a lender, or buyers who don’t reach out until later in the process.

I’ve laid out five reasons below why it’s not only a smart decision to speak with your lender first; it’s necessary.

1. Match Your Budget to Your Home

You should have realistic expectations before beginning your home search. Talking with a lender first can ensure that you’re looking in the right price range. Blindly shopping around without knowing your budget can be a big waste of time and set you up for heartbreak if you’ve found a home you love but can’t actually afford. Talking with a lender can help match you with financial programs that can maximize your purchasing power while minimizing your out-of-pocket expense.

2. You’ll Receive a Referral to a Trusted Realtor Partner

A lender you trust is important when it comes to finding a trustworthy realtor. Lenders who are local to the market will have better knowledge of the local real estate community.
