Your interest rate gets all the attention… but it’s not the only number that matters. 👀

When you’re buying a home, don’t just ask:

“What’s my rate?”

Ask:

“What’s my TOTAL monthly payment?”

Because your payment can include principal, interest, property taxes, homeowners insurance, mortgage insurance and sometimes HOA dues.

Two homes with the exact same sales price can have very different monthly payments.

That’s why I like to run the numbers on the actual house before my buyers start making decisions.

🏡 Mortgage Minute Monday

Here’s something I wish more people knew:

You don’t need to have everything figured out before you talk to a lender.

You don’t need perfect credit.
You don’t need to know exactly how much you can afford.
You don’t even need to be ready to buy right now.

Sometimes the best time to have the conversation is months before you’re ready. That gives us time to look at the numbers, fix anything that needs fixing, and make an actual plan instead of scrambling when you find the house.

And sometimes? You’re a lot closer to being ready than you think. 😉

You don’t need 20% down.
And you definitely don’t need to have it all figured out before you call.

Self-care doesn’t always look like a spa day, a bubble bath, or a quiet morning with coffee.
Sometimes it’s putting your phone on Do Not Disturb.
Sometimes it’s going to bed at 8:30. 😂
Sometimes it’s grabbing dinner instead of cooking.
And sometimes it’s simply giving yourself permission to NOT have it all together.
