We all know Contra Costa County has become an expensive place to live, but what do the numbers look like? How might they affect you and the Pre-Approval you got last year or even a few months ago?
Here are the average home price in Contra Costa County for the last 2 years and average 30-year fixed mortgage rates.
December 2020
* Average home price: $763,000
* Average 30-year fixed mortgage rate: 2.82%
* Your monthly mortgage payment would be $2514. (assuming a 20% down payment)
December 2021
• Average home price: $830,000
• Average 30-year fixed mortgage rate: 3.18%
• Your monthly mortgage payment would be $2864 (assuming a 20% down payment)
Home prices went up on average $67,000 in 1 year and the average 30-year fixed mortgage rate increased by 0.36%.
What does this mean?
A $350 MONTHLY payment increase in one year. (Dec. 2020-Dec. 2021)
How does this effect your affordability and most importantly your Pre-Approval today?
Let me give you an example:
Let’s say you were Pre-Approved in December of 2020 for a purchase price of $900,000 with a 20% down payment and the average 30-year fixed mortgage rate at 2.82%.
Assuming your income and down payment remained the same, your Pre-Approval today would be reduced to a purchase price of $790,000, with the current going rate on a 30-year fixed of roughly 4.09%, as of Feb. 17, 2022.
In this example, you would qualify for a purchase price of $110,000 less today, than in December 2020!!
Bottom line: It’s not making much sense to wait. Not only can it cost you more in price and interest paid to the mortgage lender, but you may not qualify for the same price home you did a year ago. All while housing prices have still continued to increase.
