The “Other Costs” section of your Loan Estimate is often misunderstood.

These charges can include government recording fees, prepaid homeowners insurance, daily interest, escrow deposits, and optional owner’s title insurance. Seeing a large number here does not automatically mean your lender is charging excessive fees.

Most first-time buyers look at closing costs as one fixed number—but Page 2 of the Loan Estimate separates them into different categories.

Some are lender or broker charges. Some are required services you cannot shop for. And some—including certain title, escrow, notary, and wire fees—may allow you to compare providers and pricing.

You don’t have to shop every service. You should simply know where you may have a choice.

Buying your first home can feel overwhelming because suddenly you’re getting documents filled with numbers you’ve probably never had to look at before.

One of the most important is your **Loan Estimate**.

Before I tell my clients to worry about every fee and every line item, I tell them to verify three things first:

• Loan Amount
• Interest Rate & APR
• Estimated Cash to Close

If those three numbers make sense, then we can start digging into the rest.

This is Part 1 of my First-Time Homebuyer Series. Next, we’re going to break down the monthly payment and why the number you see under principal and interest isn’t necessarily what you’ll actually pay every month.

A lot of homeowners are sitting on low mortgage rates and strong equity, but they feel stuck because they don’t want to refinance and lose the rate they already have.

That’s the “golden handcuffs” problem.

A cash-out refinance replaces the first mortgage. A HELOC may allow the homeowner to access equity through a separate second lien while keeping the low-rate first mortgage in place.

Not always the right move. But it is worth comparing before touching a great mortgage.
