Working with a limited budget? Don’t count yourself out.

You may not need 20% down to buy a home. Depending on your situation, low-down-payment loans, down payment assistance*, gift funds or seller contributions could help make homeownership possible.

The amount in your savings account is only one part of the picture. Before you assume you can’t afford to buy, let’s look at your options.

*Certain restrictions apply, subject to down payment assistance program guidelines. Not available in all areas. Please contact your PrimeLending loan officer for more details.

Your home equity could help fund what’s next.

As part of a home equity loan*, you will receive a lump sum of cash you can used however you want. You could put it toward all kinds of financial priorities, including home improvements, consolidating higher-interest debt or funding major life goals and expenses.

Tapping into your equity isn’t right for every situation, so it’s important to consider your needs, options and overall financial picture.

Wondering what your equity could do for you? Let’s talk.

*All credit decisions for brokered products will be made by a third party. Restrictions and limitations apply.

You may be able to use gift funds from an eligible donor to help cover your down payment or, in some cases, closing costs.

But there are rules. Depending on your loan program, who can provide the gift, how the money is transferred and what documentation you’ll need can vary.

That’s why it’s a good idea to talk with us before the money changes hands.

If someone is planning to help with your home purchase, let’s make sure you know how to do it the right way.

A little fall maintenance now can help prevent bigger headaches later.

As temperatures start to drop, give your home a quick seasonal checkup:
Clean gutters and downspouts
Have your heating system inspected
Check windows and doors for drafts
Disconnect outdoor hoses and protect exposed pipes
Inspect your roof for damage or missing shingles
Test smoke and carbon monoxide detectors
Trim branches away from your roof and home

Owning a home means taking care of it, too. Save this list for your fall weekend to-do list.

And remember, we're here as a resource long after closing day.

It’s a fair question. A great rate is valuable, but it doesn’t automatically mean you’re still in the right house.

Maybe your commute is costing you more time and money than it used to. Your family needs more space. You’re ready to downsize. Or the location, schools or neighborhood no longer fit your life.

Moving could mean a higher rate or payment, so it’s worth looking at the whole financial picture, not just the number on your current mortgage.

If life has changed, let’s run the numbers and see what your options actually look like.

Your rate matters. So does the life you’re building around it.

10/11/2026

Your mortgage payment isn’t the only number that matters.

When you’re figuring out how much home you can comfortably afford, remember to look beyond principal and interest.

Depending on your home and loan, your monthly or annual housing costs may also include:
• Property taxes
• Homeowners insurance
• HOA fees
• Mortgage insurance, if applicable
• Utilities
• Routine maintenance and repairs

Knowing the bigger picture can help you set a budget that works for your life, not just qualify for a loan.

Have questions about what your monthly costs could look like? Let’s run the numbers together.

10/10/2026

Rent: $2,000. Mortgage: $2,000.

Same thing financially? Not necessarily.

There’s more to the rent-vs.-own decision than comparing monthly payments. Upfront costs, ongoing expenses, potential equity and your longer-term goals all matter.

And if you’re waiting until you have 20% saved before you even consider buying, you may have more options than you realize.

Check out our Rent vs. Own Calculator to put your own numbers to the test.

And if you want to talk through what those numbers mean for you, we're here to help.

Veterans and service members, don’t miss this opportunity to save ... on us.

PrimeLending offers no lender fees on eligible VA loans*, which could mean meaningful savings when you purchase or refinance a home.

If you’re eligible for VA financing, I’d be happy to walk you through the benefit, answer your questions and help you understand what you could save.

Let’s talk about your VA loan options.

*All lender closing costs such as origination, processing, underwriting, and closing will be waived, borrower is still responsible for third party fees such as VA funding fee, title, and appraisal etc. Down payment waiver is based on VA eligibility. Must apply for loan by 12/31/2026. Savings only applies to direct originations made by PrimeLending for first mortgage purchase or refinance transactions, and is not available on brokered loans. Only one offer per loan transaction is available, and savings cannot be combined with any other offer, discount, or bond program. Savings will reflect on Closing Disclosure at closing. Subject to credit approval.

08/27/2026

If your current mortgage rate is lower than what’s available now, refinancing may not feel like the right move. A home equity loan* may let you borrow against your equity while keeping your current mortgage and rate in place.

*All credit decisions for brokered products will be made by a third party. Restrictions and limitations apply.

Trying to lower your monthly mortgage payment? Take a look at whether PMI (private mortgage insurance) is still included.

As you pay down your loan or your home’s value increases, you may build enough equity to cancel PMI, depending on the loan product, and lower what you pay each month.

Finding the right home can feel exciting—until the down payment makes it seem out of reach.

For qualified buyers in rural areas, USDA financing may offer a path forward with 0% down.

08/23/2026

A traditional paycheck isn’t the only way people earn a living. For buyers with multiple income streams, contract work or who are self-employed, the challenge can be accurately showing their financial history.

At PrimeLending, we offer loan options that evaluate your full financial picture to give you a better view of what could work for you.

Wondering how to build your savings back up after unexpected expenses pop up?

A cash-out refinance* may let a homeowner replace the current mortgage with a new one and receive part of the home’s equity as cash.

*All loans subject to credit approval and meeting eligibility requirements. Restrictions apply. Must meet minimum equity requirements. By refinancing an existing loan, the payments and total finance changes may be higher over the life of the loan.

08/20/2026

Concern about your credit score shouldn’t keep you from learning what you may be able to afford. A soft credit pull is a check on your credit report that does not impact your credit score since it is not for the purpose of approving a credit application. It gives you valuable insight into the type of home loan you can qualify for without having to make an application which would require a hard credit pull (which can affect your credit score as it is used for approving an application for credit).

*All loans subject to credit approval. A qualification is not an approval of credit, and does not signify that underwriting requirements have been met. Conditions and restrictions may apply.

PITI stands for principal, interest, property taxes and homeowners insurance—the four costs that commonly make up your monthly payment. Looking at all four together can help you build a budget with fewer surprises.

Did you know homeowners’ net worth is nearly 38 times higher than renters’? Homeownership is about more than having a place of your own. It can also be a long-term way to build financial security.
