I have heard some people are discouraged about the rates going up.
Let’s replace those fears with knowledge. Rates have gone up quickly in the last month (0.75% in Rate), but they are historically low. Home values have gone up 17.7% in the last year and they are still going up. There is not a crash coming. The demand for homes is too great for the supply. Get your foot in the door now. You’ll see equity quicker than you think and be glad you made the move when you did. Connect with a Mortgage Advisor (me) and find out what your buying power is. Many people think they aren’t ready and are pleasantly surprised after I have talked them through the process.
Homebuyers tend to wait until they have 20% down. Conventional loan down payments as low as 3% down. The reality is waiting could end up costing you. Here’s an example:
IF, you bought a house last year for $400k and home values have gone up 17.7%-which they have- you’d have $70,800 in equity.

Inventory is low! The lowest we have seen in the Portland metro area!
I recently helped a couple who were looking to buy for months. They couldn’t find a house that would fit all their needs. Discouraged, they came back to me, and we looked at their options. With the amount of equity in their current home, they did a cash-out refinance to make it the home of their dreams. They have remodeled and are enjoying it! If they did decide to sell later down the road, they could with a ton of added value!
