Regardless of how nice your remodel is, staging is what sells the home!

I am so proud of how Roberta Rease is doing with her staging company. She does amazing work whether it's for a traditional seller or an investor. Markets can change but if you want to ensure a top-dollar sale, I would always recommend staging your home.

When investing in Real Estate, sometimes you have to think outside the box to help make deals work.

In this situation, a very good friend of mine Heidi Harvill had a family property they had to sell. The house was in VERY bad shape and although they were looking for a cash offer, I wanted to help them maximize their profits.

So we entered into a profit-sharing agreement and I financed construction to completely remodel the home. By doing this, the property sold for top dollar, the neighborhood has been transformed, and this became a very win-win transaction for both Heidi and myself.

I was very proud to have been able to put this together and honored to help a friend in this situation. Thank you Heidi and family for trusting in me!

With inventory as limited as it has been lately, it can be a struggle to find low-hanging fruit. So the trick is, knowing how to turn basic deals into great deals!

We recently closed on this deal and the plan is to turn a duplex into a 4plex! It will take a lot of work but the location is great being close to UCDavis Med, the sqr ft is already there and the lot size is big enough to accommodate on-site parking!

Sometimes you gotta just think outside the box ; )

By far the most unique project I've completed to date!

I've remodeled homes, apartment complexes, done new construction, but this is the first time I've turned a house into a triplex!

Originally this was supposed to be a flip but instead, we managed to turn a house with a detached garage into a triplex. And since the lot size was so big, we even had enough room to add storage units.

What a learning experience this project was and so proud of how this one turned out!

This is a great story for The Radio Realtors, a local neighborhood in Elk Grove and most importantly, one of our loyal listeners.

Back in late Spring, one of our listeners called in about our EZ Cash Offer Program and how it could benefit her.
