The Fed cut its policy rate by 0.25% today, and mortgage rates dipped afterward. The two events are independent.

Bond markets—which drive mortgage rates—did not react to the rate cut itself. The movement came when Chair Powell began speaking.

There’s a common assumption that these press conferences consistently push rates higher. Today demonstrated the opposite is possible. Several remarks likely contributed:

Powell noted job gains may have been overstated recently.

He indicated inflation continues to ease.

He said rates are now sitting in the upper end of the “neutral” range.

“Neutral” refers to a Fed Funds Rate level that neither stimulates nor restricts economic activity. If the rate is in the higher portion of that range, it implies potential room for additional cuts in 2026. That idea was already embedded in today’s rate projections, but hearing Powell reinforce it gave markets more confidence.

Before the press conference, mortgage rates were essentially flat compared to yesterday. Afterward, many lenders issued mid-day improvements, bringing rates to their lowest levels of the week.

This week, the Federal Reserve is finishing up its two-day meeting and will announce whether they plan to cut the Fed Funds Rate or leave it where it is.

Many experts believe we’ll see a small rate cut.
But here’s the important part for homeowners and homebuyers:

👉 A Fed rate cut does not mean mortgage rates automatically go down.

The Fed Funds Rate impacts short-term borrowing (like credit cards and auto loans).
Mortgage rates follow a different path—mainly the 10-year Treasury yield.

And here’s where it gets interesting:
Lowering short-term rates is generally viewed as inflationary.
If inflation ticks up, the 10-year Treasury can rise… and mortgage rates may actually increase, at least in the short term.

So what should you expect?

✔️ The Fed will likely cut rates.
❌ But that doesn’t mean mortgage rates will drop right away.
📈 In fact, they could bump up a bit before settling down.
