Big changes are coming to condo financing.
Fannie Mae and Freddie Mac have announced significant updates to condo project eligibility and insurance requirements that could affect condo purchases, refinancing, and approval timelines.
Starting in 2026:
🔹 Limited condo reviews will be eliminated
🔹 Reserve funding requirements will increase
🔹 Reserve studies will carry more weight in approvals
🔹 Investor concentration limits will be removed for established projects
🔹 Insurance guidelines are changing
What does this mean for buyers, sellers, and Realtors?
Condo approvals may require more documentation, take longer to process, and place greater emphasis on the financial health of the HOA. Communities with strong reserves and well-managed budgets will be in a stronger position.
The best strategy? Review condo documents, budgets, reserve studies, and insurance coverage as early as possible in the process. DM me if you have questions.
