Hello Everyone, I have a wholesale deal on a single family in Canaveral Groves, Florida.

This house is 1140 square feet with a separate building in the back that was being used as an efficiency. This property sits on a one (1) acre parcel directly on Canaveral Groves Blvd. It also comes with 2 storage sheds with a workshop. Inspection period is 5 days and closing is May 15th.

Wholesale Price is $90,000
After Repair Value = $170,000 - $220,000 (depending on the repair upgrades)
Rehab to Retail is approximately $35,000 - $45,000 (depending on upgrades)
Rehab to Rent is approximately $20,000 - $25000.
This house would rent for approximately $1200 - $1500
-Estimated profit on Rehab $40,000 - $70,000 (depending on how you fund and what house ultimately sells for)
-Estimated Cash on Cash return is approximately 12% - 15% on a cash transaction.

Non-Refundable deposit of $5,000 and signed Assignment gets the deal.

Proud parents (and coach) today as my daughter became a real estate investor at the age of 18. Hannah McClatchey called me from college with an idea to use her money she received from graduation birthdays and money she earns from her mom’s business to buy an investment. I came across a Two-Family duplex and made her an offer. I told her if she put up the money, I would structure the deal and manage the day to day operations and we would partner on the deal. She agreed and we negotiated 0% interest which will allow us to have this property Free & Clear in just 6 years!!! Can you imagine having a Property free and clear at age 24 that will pay you for the rest of your life!!! .

Yesterday in a 3 hour period, I was chased by a lady with a baseball bat and a pit bull by her side, looked at a Property that had a second floor burned down by a disgruntled tenant (being evicted) and a motel that lets you rent by the hour. At least it’s a 3 hour minimum. 3 hours?? ?
