Follow these RULES ⬇️

1️⃣ The 28% Rule: Just because you can get approved for more doesn’t mean you should. Keep your mortgage payment under 28% of your gross income to stay financially secure.

2️⃣ Skip the Big Banks: You want to work with a local lender that specializes in mortgages in your area.

3️⃣ Emergency Fund Ready? Aim for 3-6 months of living expenses in a high-yield savings account before taking the plunge into homeownership.

4️⃣ 1% Maintenance Rule: Owning a home comes with expenses! Budget at least 1% of the home’s value annually for maintenance and repairs. (That’s $4K/year for a $400K home!)

5️⃣ Plan for the Long Haul: Ideally, you’ll stay in your home for at least 5 years. This gives you time to build equity and avoid losses from short-term market fluctuations.

6️⃣ Mortgage Shopping Window: You’ve got a 14-30 day window to shop around for rates without multiple hard inquiries affecting your credit. Get at least 3 quotes - negotiation is key!
