DSCR loans can be smooth and simple if the borrower documents are in good shape. Or they can be long and painful, if not.

Always make sure to be ready with clean paperwork (entity documents, bank statement to show liquidity of reserves, lease contract, etc) and you will have a good experience.

For a refinance of a property being finished up with rehab, the seasoning rules normally don't apply to rate-term refinances. They are a factor for cash-out refinances where the lender wants more time to elapse to establish that higher value/loan size with the cash out.

So don't think you need to wait long after the rehab is done if you are OK with no cash out (and most BRRRR deals nowadays don't have cash-out opportunities anyway, at least the way they used to).

Seasoning rules only apply to the refinance loan to finish the BRRRR process, not the initial purchase and rehab loan to start the BRRRR process.

One of the interesting things to happen the last few years is that most people now want to keep rehabbed properties as rental units. It used to be that most people wanted to flip the property to make quick profits. Perhaps the high taxes motivated a change to this behavior, or the continued popularity of the BRRRR method showed people that real wealth came from holding investment properties long-term and not selling them.

Reminder on wealth-building aspects of holding properties long-term:
- market appreciation on the property value
- debt paydown by the tenant
- monthly cash flow
- tax deductions (depreciation) on passive/rental properties
