Depending on whom you ask, you may get different answers to the question of pre-approval versus pre-qualification. Truly definitions vary from lender to lender.

In reality, most lenders offer three forms of financing commitment:

1. Pre-qualification
2. Pre-approval
3. Final commitment

Deciding on which of these is right for you depends on where you’re at in the homebuying process.

If you’re several months away from purchasing, a pre-qualification will help you get an approximate monthly payment and loan amount. If you’re within 90 days of purchasing, then you need a pre-approval. Of course, if you’re ready to buy today, then you need a firm commitment.

Pre-approval is really the closest thing there is to a guaranteed loan.

After completing a thorough application and providing all the necessary documents to your financing specialist, the lender’s underwriters will begin pre-approval verification. The underwriters will verify your credit history and employment, as well as review your loan file. If everything meets with their approval, then you will be cleared for a specific loan amount.

The only thing to remember is that the final, firm commitment, on the part of the underwriter, is subject to a completed sales contract and a satisfactory property appraisal.

After being pre-approved, your lender will issue a letter of pre-approval that we can use to leverage our offer with prospective sellers.

Usually, in just a 15-minute phone call, a lender can pre-qualify you for a mortgage.

Because the lender’s underwriters do not validate credit history or employment information for pre-qualification, this preliminary review results in a non-binding opinion regarding how much of a mortgage you can afford.

Through pre-qualification, you’ll come away with an approximate monthly payment and price range to shop.

Just remember, a pre-qualification is only a guide to help you begin the process of looking for a home. It is not a guarantee that you will be approved for a mortgage.

It’s not enough to be pre-qualified. Pre-qualification is not user friendly because it only tells how much you can afford.

Pre-approval goes one step further. With pre-qualification, your lender will do a thorough evaluation of your application, including verifying your employment and financial information, then officially establish you for a specific loan amount.

Having your loan pre-approved will give you a sizeable advantage as you begin the process of finding your dream home.

If I can be completely honest with you, price tends to be the primary consideration for sellers. If you’ve sold a home before, then I’m sure you’re very familiar with this fact.

In a hot market, when interest rates are low and buyers outnumber listings, sellers are hoping to receive offers at full price or above.

So, if you’re competing for a home that you’re keen on buying, consider adding a clause to your offer stating that you will beat the highest offer by “x” dollars up to “x” amount. Of course, cash offers can be attractive to sellers, because a cash deal eliminates lender financing and facilitates faster escrows.
