Real numbers. Real deal. Real BRRRR.

This graphic is from an actual file I closed last month.
Purchase price, rehab budget, ARV, loan structure, cash to close, cash-out… all real.

Here’s what happened:

My client bought this property under value, will put in $126,945 in renovations, and stabilized it as a short-term rental.

At purchase:
They brought $30,143 to the table.

At refinance:
They’ll pull $46,361 back out.

Yes… they’ll get their entire down payment back, plus extra, while keeping the property and locking in a long-term DSCR loan using STR projections.

This is the BRRRR method adapted for short-term rentals.
This is how investors scale without needing a fresh down payment every time.

And if you want to make the numbers even better, negotiate seller credits to cover closing costs on the purchase.
