You have probably seen the TV ads for paid "title lock" services. Here is a free alternative most homeowners have never heard of.
Los Angeles County runs a Homeowner Alert Service through the County Assessor. Once your property is registered, the county emails you within 48 hours whenever a document like a deed, a lien or a new loan is recorded against it.
Why that matters: with title fraud, the first sign is usually a document you never signed showing up in county records. The faster you know, the faster you can act.
Setting it up takes a few minutes:
1. Create a profile on the Assessor's online portal.
2. Register your property for e-Notification.
3. Have your address or parcel number handy.
Live in Orange, Riverside or San Bernardino County? Those counties offer similar programs. Own property in more than one county? Sign up with each one.
One more thing. An alert is a warning system, not insurance. If you get one you don't recognize, contact the county Recorder's office right away, and reach out to us if you have questions.
