Build Chillicothe - QOF

Build Chillicothe - QOF Build Chillicothe, LLC is a qualified opportunity fund (QOF). You can chose which fund to invest in and we will find projects that meet that criteria.

The fund invests money into projects located in qualified opportunity zones (QOZ) in the city of Chillicothe and surrounding areas. We currently have a Residential Rental Fund, Commercial Rental Fund, and an Equity Fund. If you want a mix of the three funds you can also invest in our Diversified Fund.

Progress... We still need to replace the rotting wood on the roof line, paint the trim, and install the wooden arches. The old building had a rustic look but the stucco was weathered and falling off. This building is now more structurally sound and improvements have begun on the inside!

Here is an update on what's going on with our fund. This property is located at 55 Hildegarten. We are taking a small 960 sf house and adding a 10 x 20 room to the back. Should make a great starter home for somebody some day! We will be finishing the project this spring and it will be our fourth property placed in service. Cudos to our great investors!

Invest in our fund and receive a tax free step up in basis in ten years!

With inflation rates at what they are now there will be lot of appreciation in properties. From a historic perspective, the inflation rates from 1978 through 1987 averaged 6.45% over the ten year period. I feel we are in a very similar situation now with our inflation rate. I don’t know if history will repeat itself but it very well could take several years to bottom back out in the two the three percent range. That means that a house bought in 1978 for 100,000 would have been worth 185,000 in 1987 with factoring in inflation alone.

To date Build Chillicothe - QOF has received $599,000 in capital from the public and surrounding counties! This money is being invested back into the city. Here is a breakdown of how its being spent.

If you have capital gains or will have capital gains in 2022, it's not too late to invest. We will be accepting capital contributions through 6/30/2023 for the 2022 tax year. Please consult with your tax advisor about the great tax perks of this program!
