Happy weekend. Anybody out looking at open houses or new builds?

Fewer people than usual are… and that's good for you.

Fewer buyers means sellers who listen. Builders throwing in incentives. Prices with a little room to talk.

And the rate everybody's waiting on? Half a point on a typical home loan is about the same as your daily Starbucks. Real money… but not a reason to sit out a market like this.

Walk into a bank… you get the bank's loans. Credit union, same deal. Big mortgage company… theirs.

Nothing wrong with that. It's just one menu.

This week we ran one buyer through 40 lenders. 729 programs. 641 didn't fit. The 23 lenders left gave us 23 different prices.

We're not married to any of them. That's kind of the point.
