Should I buy now with higher interest rates?

On a $400k loan, the difference in monthly payment on a 1% rate increase is approx. $333 a month.

Assuming interest rates stay the same for the next 3 years, that’s an additional $11,988 spent (before any tax deductions are applied for mortgage interest). That same home though, a year ago, would have ended up in bidding wars and likely gone for up to $25-50k more & likely resulted in bringing a significant amount in appraisal gap to closing. Though monthly payment is higher now, overall out of pocket expenses are lower.

Mortgage rates ARE higher, but the opportunity is there for buyers.
