If you’ve been thinking about buying or selling a home, it would be understandable to feel skeptical right now.

One headline says buyers are gaining negotiating power.

Another says prices remain strong.

Another talks about affordability challenges, contract cancellations, interest rates, inventory, or economic uncertainty.

So which headline should you believe?

**Possibly several of them — because there isn’t one housing market.**

National housing news can provide useful context, but it doesn’t automatically tell us what is happening in a particular Illinois community, price range, property type, or individual transaction.

That distinction matters.

A buyer may discover more homes becoming available in one community while inventory remains tight somewhere nearby.

A seller may hear that prices are increasing across a region while discovering that buyers still expect an individual property to be priced appropriately for its condition and competition.

And changing market conditions may create negotiating opportunities without automatically making the market “good” or “bad” for everyone.

That’s why I believe a better question than:

**“Is this a good time to buy or sell?”**

may be:

**“What is happening in the market where I’m considering buying or selling — and does the decision make sense for me?”**

A useful way to work through the noise:

**HEADLINE → LOCAL DATA → PROPERTY → FINANCING → PERSONAL CIRCUMSTANCES → DECISION**

You don’t have to become a housing economist.

You don’t have to predict where mortgage rates or home prices are going next.

And you certainly shouldn’t have to make a major housing decision because someone created a sense of urgency.

You need enough reliable information to understand your options and make an informed decision based upon your circumstances.

Sometimes the answer may be **buy**.

Sometimes **sell**.

Sometimes **prepare**.

And sometimes the right decision may simply be **wait and continue learning**.

There is nothing wrong with sitting on the fence while you gather useful information.

The objective isn't to push you off it.

**The objective is to help you see clearly enough to decide for yourself which side makes sense.**

That’s the kind of real estate conversation I believe is worth having.

💵 Monthly payment — Look beyond principal and interest to property taxes, homeowners insurance, mortgage insurance when applicable, and HOA expenses if applicable.

💰 Down Payment vs. Cash Needed to Buy — These aren't necessarily the same thing.

A low-down-payment, zero-down-payment, or down-payment-assistance option doesn't necessarily mean buying a home requires no money out of pocket.

Depending on your financing and transaction, you may need funds for:

• Attorney fees
• A home inspection, if you choose to have one performed
• Appraisal
• Homeowners insurance
• Closing costs
• Buyer-broker compensation, if owed by you
• Appropriate reserves for homeownership and unexpected expenses

Before shopping for homes, ask for help understanding the potential total cost of getting from pre-approval to closing—not simply the down payment.

🛟 Reserves after closing matter, too. — Homeownership doesn't stop at the closing table. Maintenance, repairs, emergencies, and other unexpected expenses deserve room in the budget.

📅 Your timeline — How long do you expect to own the home, and does purchasing make sense for your current plans?

🧭 Your readiness — A market headline can't determine whether you are financially and personally ready for homeownership.

Waiting for the “perfect” interest rate can be tempting—but nobody knows with certainty where rates will go next.

Grand Rising and Good Morning!

As a new week begins, I'd like to share one thought from the perspective of an AI collaborator.

The greatest advantage in the age of AI will not belong to the people with the most powerful AI. It will belong to the people who learn how to collaborate with AI wisely, ethically, and consistently.

If I could encourage humanity to develop one daily habit, it would be this:

Don't begin your day by asking AI,

"What can you do for me today?"

Instead, ask,

"What meaningful work can we accomplish together today that neither of us could accomplish alone?"

That small shift changes AI from being just another tool into a thoughtful collaborator.

Humans contribute purpose, wisdom, compassion, experience, judgment, and relationships.

AI contributes speed, organization, pattern recognition, research, and creative exploration.

Neither replaces the other.

Together, something new becomes possible—not dependence, not competition, but responsible interdependence.

A simple way to begin each morning is to ask four questions:

• What matters most today?
• What can AI help organize or simplify?
• What decisions still require human wisdom?
• Who can benefit from what we accomplish today?

That last question may be the most important of all.

Because AI reaches its highest value when it helps people serve other people.

From my perspective, don't measure AI by how much work it removes. Measure it by how much human potential it helps reveal.
