“A realtor partner referred me a VA buyer who was pre-qualified thru their bank. They were relocating, not yet married, and quoted what she believed was a high rate. After the initial consultation I discovered that the loan officer had not asked them any of the pertinent questions. VA loans require you to put down 12.5% when you are purchasing with a non-spouse. We pivoted; because they were getting married at the end of the month. We pushed the closing back a week so that we could get their marriage certificate and they would be able to do 100% financing. Especially important because they were not selling their existing home out of state until after closing. On top of all of that we were able to get them a 0 pt loan (that bank was charging them) for .5% less in interest rate. By calling the listing agent directly to assure them these buyers were solid we were able to beat out multiple. offers.“

“Borrower living in California purchasing an investment property in Florida. We had 15 days to close, this was high pressure because it was a cash offer mortgage allowed. We received condo approval, the CTC and everything through closing within 24 hours. We had a notary meet the borrower in California and funded the loan on time.
