5.0 star review received on Experience.com for Alex Margulis by Yu G - We had an excellent experience working with Alex for our first home purchase. From the beginning, he was incredibly responsive, knowledgeable, and patient, always taking the time to answer our questions and explain every step of the mortgage process.
What really stood out was how much he went above and beyond. He personally spoke with the listing agents on our behalf to help strengthen our offers in a very competitive market, and we truly believe his efforts made a difference. He was also amazingly responsive, even on weekends. When we needed updated pre-approval letters to submit offers, he turned around revised letters incredibly quickly, which helped us stay competitive in a fast-moving market.
When we received a competitive offer from another lender, Alex took the time to review it and worked hard to match the interest rate so we could continue working with him. We never felt pressured, only supported, and throughout the entire process he was honest, transparent, and genuinely committed to helping us get the best outcome.
Our closing was unexpectedly delayed due to circumstances outside of anyone's control, and Alex and his team were fantastic throughout the process. They promptly updated all of our loan documents and kept everything moving so that once the issue was resolved, our closing went as smoothly as possible.
Alex and his team made the financing process smooth and gave us confidence every step of the way. We highly recommend Alex to anyone looking for a knowledgeable, responsive loan officer who truly cares about his clients.

Today's repeat buyer looks a little different than they did a decade ago. With the median age at 62, today's move is often less about a starter home and more about the next chapter. That shift creates opportunities for more personalized conversations and long-term planning.

First-time buyers are putting more money down than they have in decades. Multiple factors might be driving that trend, but one thing is for sure: we should be talking more about down payment planning, low down payment loan options and assistance programs.

Industry News Update: condo financing guidelines are changing. Some for better but some will have a higher barrier for qualification.

The Good:
1. No more investor concentration restrictions on established condo projects
2. 2-10 unit condo projects do not require any review aside from confirming insurance for the HOA
The Bad:
1. No more limited review of condo projects (full documentation including budget on all transactions)
2. Reserve requirements on the budget are increasing from 10% to 15% of the total HOA income starting January 2027.

Reach out to me for more details and how to navigate these changes. We have solutions for Non-warrantable condo buildings.

Today’s first-time homebuyer numbers don’t mean demand has disappeared, but they do signal that the path to homeownership is becoming more challenging. Education and advocacy can help smooth the way.
