Spoke at the Level Up event recently on protecting your assets as your real estate portfolio grows — and I kept coming back to one thing: umbrella policies.

Most investors I talk to either don't have one or don't have enough coverage. When you own property, the liability exposure goes up significantly. An umbrella policy is one of the most cost-effective ways to protect everything you've built.

One of the most common gaps I see with real estate investors:

They buy their first property, get a policy, and never revisit it.

Then they add a second. A third. Maybe start an LLC. And the coverage they have is still built for where they started — not where they are now.

Thinking of everyone dealing with the storms across Illinois last night and tonight. 🌩️

A few things worth knowing if you have damage:

1. Document everything first. Before any cleanup — take photos and video of all damage inside and out.

2. Call your agent before you call a contractor. Some repairs may need carrier approval first or risk not being covered.

3. Be cautious of storm chasers. After major storms, door-to-door contractors appear fast. Verify anyone you hire.

4. Temporary repairs are generally covered. If you need to board up windows or tarp a roof to prevent further damage, keep all receipts.

Good people doing good work. 🤝

Had the privilege of sitting on a panel recently alongside a lender, realtor, property manager, and inspector — all of us talking about how to properly protect your assets as you grow your real estate portfolio.

One thing that came up that I want to highlight: a lot of investors focus on the acquisition and the numbers, but insurance is often the last thing on the list. And it shouldn't be.

When you're growing a portfolio, the stakes are higher. Your coverage needs to grow with it.

I've had a lot of conversations with clients frustrated by their renewal numbers. Totally valid — rates are up across the board.

Reasons: higher claim costs, carrier pullbacks, inflation in materials and labor.

The good news: there are still ways to manage it — shopping carriers, bundling, adjusting deductibles.

That's what I do for my clients! 📊
