Excited to announce my new company, ClearFi Loans. My business partner and I have close to 50 years of experience in mortgage lending. Many people have been asking me if rates are going down since the Fed has announced their first rate cut since 2020.

It's important to know that whether the Fed increases or decreases their rate, it does not directly correlated to long-term mortgage rate fluctuations. As such, today's 1/2 point Fed cut does not mean mortgage rates dropped a 1/2 point. I wish!

Long term fixed rate loans are more closely tied to the 10 year treasury bond yield and investor demand for mortgage-backed securities. Note: you'll see that that yield increased today, and many lenders slightly increased their rates accordingly.

Good news - if you have a payment based on a variable rate (e.g. adjustable rate mortgage, home equity line of credit, credit cards, etc), your payments should decrease.

While additional Fed cuts (along with many other factors) need to play out, today's announcement is a step in the right direction for long-term mortgage rates.
