🎁 GIFT FUNDS - yes, someone can help you buy a home!

If you’re receiving money from a family member (or sometimes a close friend) for your down payment or closing costs, that’s considered a gift but the lender needs proof it’s not a loan.

Here’s what you’ll need:
✅ A gift letter from the giver (stating it doesn’t need to be repaid)
✅ Documentation showing the transfer of funds
✅ Sometimes, a bank statement from the person giving the gift

🏦 What’s an Escrow Account and why is it part of your mortgage?

When you own a home, you don’t just pay your loan you also have to cover:
💰 Property taxes
🛡️ Homeowners insurance

To make that easier (and make sure it gets paid on time), your lender creates an escrow account.

Each month, a portion of your mortgage payment goes into this account. Then, your lender uses it to pay your taxes and insurance when they’re due.

FACT: You can remove PMI or MIP and you might already qualify.

Here’s how it works 👇
📌 PMI (Private Mortgage Insurance on conventional loans):
• Automatically drops at 22% equity
• You can request removal at 20% equity—with a new appraisal

📌 MIP (Mortgage Insurance Premium on FHA loans):
• Can’t be removed manually—but you can often refinance into a conventional loan once you qualify

💡 Example: Dropping PMI could save you $100–$300/month or more.

✅ If your home value has gone up or you’ve paid down your loan, you could already be eligible to drop your mortgage insurance.
