Mixed signals all week, but rates didn't get any relief. Here's the breakdown.

Monday opened quietly, with markets still digesting the prior week's debt ceiling news and treasury buyback chatter. Tuesday brought a drop in new home sales β€” down sharply from June β€” with builders leaning on rate buydowns and price cuts to keep buyers at the table.

Wednesday's PCE reading was the week's main event. Inflation came in slightly above forecast, which kept pressure on yields. GDP for Q2 held near expectations, so the economy isn't falling apart β€” it's just not cooling fast enough to give the Fed cover to move.

Thursday's jobless claims were actually a bright spot. Claims came in below forecast and continuing claims dropped, pointing to a labor market that keeps holding up despite everything.

Friday wrapped the week with consumer confidence sliding to its lowest reading of the year, driven by Iran tensions, persistent inflation, and uncertainty about where things go from here.

The week ended essentially where it started β€” rates flat to slightly worse, no clear catalyst for relief on the horizon.

Rates moved in the wrong direction this week. Here's what drove it.

Monday opened with markets already on edge β€” the Fed's September meeting odds had traders pricing in a hold, and housing data was setting up to disappoint. Tuesday confirmed it: housing starts fell sharply in July, and oil held near $85 as the Iran situation dragged on with no resolution in sight.

Wednesday brought some brief relief when Treasury announced an expanded buyback program for longer-term debt. But that didn't last. The same day, the national debt crossed $40 trillion, and the Fed's meeting minutes dropped with a clear message: if inflation doesn't keep cooling, rates may need to go higher.

Thursday gave that back and then some.

The labor market is still holding, but the Fed isn't ready to ease. And oil prices mean inflation has another potential leg up.

The market spent this week getting more comfortable, not less. πŸ“‰
Monday opened with everyone waiting on inflation data after a soft jobs report. Wednesday's CPI came in cooperative. Thursday's producer prices told the same story. By Friday, retail sales came in negative when growth was expected, and the conversation had fully shifted from whether the Fed hikes in September to how long they hold.
That combination, easing inflation plus a cooling consumer, is the backdrop that gives mortgage pricing room to breathe.
If you paused your search this summer because the math wasn't working, the math has quietly changed since then. Worth a look before the next round of data lands.
