Huge congratulations to my buyers on the purchase of their new home! This transaction was a reminder that not all “down payment assistance” programs are the same and having the right team matters. 👏

At first, my clients were working with a different lender who offered a grant program, but once we got deeper into the process, we found out the program came with income restrictions and post-closing conditions that were not the best fit for them. Unfortunately, it did not work out.

With closing quickly approaching, we made the decision to pivot fast. I connected them with my trusted lender partner, Eddy Gonzalez at Guild Mortgage, and within only 2 weeks, they got to work immediately and STILL helped us close on the original closing date. 💪🔥

Best part? My clients were able to qualify for a forgivable grant that was forgiven at closing, helping them bring as little cash as possible to the closing table. 🙌

🏡 NOT ALL ASSISTANCE CREATES FREEDOM.

Some programs give money…
Others create opportunity.

This month, I’ve seen families, buyers, and agents realize the difference between:

❌ Assistance with strings attached
vs.
✅ Assistance that creates flexibility, freedom, and future opportunity.

Many of the clients I helped this month received assistance that was forgiven immediately at closing — helping reduce cash needed upfront while also creating more flexibility for the future.

Why does that matter?

Because many assistance programs available today may come with:
