I want to be the loan officer you call BEFORE you get denied — not the one you call after.

With the changes we’re seeing in conventional underwriting, I believe we’re going to see more borrowers who thought they were qualified suddenly run into challenges.

That’s why how you prepare BEFORE you find the house matters more than ever.

My job isn’t simply to take an application, run it through a system and tell you what the computer says.

My job is to look ahead.

To identify potential problems before they become problems.

To understand what may be keeping your file from getting the strongest underwriting result.

To help you determine whether paying down debt, building reserves, lowering utilization, changing the loan structure, adjusting your timeline or using a different program could put you in a stronger position.

And sometimes the best advice I can give you is:

“You’re not ready today — but here’s exactly what we’re going to do so you can be ready.”

I’d much rather have that conversation with you before you fall in love with a house than after you’re under contract and scrambling for a solution.

There are loan officers right now learning how to navigate these changes.

You don’t have to be the file they learn on.

I’ve spent my career learning how to structure loans, troubleshoot difficult files and find options when the obvious path doesn’t work. I am already working through these changes and looking for solutions.

That doesn’t mean every borrower can or should be approved. It means you deserve someone who will look at the entire picture, explain your options and help you build a strategy before you make one of the biggest purchases of your life.
