By now you are probably hearing about the emerging changes happening in the mortgage industry due to COVID-19 and the subsequent fall out from it, and how some buyers who may have been pre-approved are now finding their lender struggling or stopping the processing of their loan and many are not hearing the real ‘why’.

Many lenders have greatly restricted their loan programs by implementing credit overlays on FHA, RD, VA and even Conventional loans with higher credit score requirements, increased down payment amounts and reserve requirements. Yes, the dreaded “credit overlays” are rearing their ugly head again- and it’s hitting borrowers working with banks, lenders and brokers alike.

I’m proud to let you know that Amerifirst Home Mortgage - the lender I work for - HAS NOT changed the guidelines by adding these overlays. We are still underwriting to the FHA, VA, RD guides that allow for credit scores down to 580 with maximum financing and conventional loans down to 620 with DU approve eligible responses.
