Application to clear to close in less than a week!!!

Shout out to Mel N Chan Daniels for giving me a call after the previous lender on this loan had already missed closing by 30 days and was basically non communicative and were coming up with a laundry list of ridiculous conditions that were unnecessary.

We got the application late Friday, the team hit the ground running and we had the loan clear to close by noon today!

AND WE HAD TO ORDER A COMPLETELY NEW APPRAISAL TOO.

I am incredibly proud of what my team and I have built and what we can accomplish even when big box lenders drop the ball and put us in a time crunch.

This client unfortunately never thought he would be a homeowner due to numerous obstacles. However the right team makes all the difference. Hit a huge milestone in my career yesterday I officially surpassed $30 million in personal volume for the year which was a huge goal I set for myself.

My best year ever before was $18 million, so this has been a huge increase and I am on track to even hit 35-40 million by year end!

Virginia Beach consistently turning out year over year appreciation to its homeowners and rounds out the top 10 metros where Listing prices were up the most.

2.8% on a 300k home is an $8,400 gain in appreciation alone in a year's time. $8,400 in extra equity with you doing nothing.

Sellers make $79K more with agents!

A new survey by Clever Real Estate reveals that home sellers who used a real estate agent made $79,000 more than those who sold without one. The study, based on responses from 654 Americans who sold homes in the past two years, found that 36% opted to sell without an agent.

Key findings include 54% of those sellers regretting the decision, with agent-less sellers being 64% more likely to miss profit goals and twice as likely to be unhappy with their selling method.

Additionally, 49% of FSBO (For Sale By Owner) sellers wished they had priced their home differently, while 73% of represented sellers felt their agent set the right price. 87% of FSBO sellers would consider switching to an agent, especially if no offers came within two months.

Closing day for 2 happy Military homebuyers buying new construction homes one in NC and one in FL!

The first client is a first time homebuyer using his VA benefit to lock down this great home and is getting all of his earnest money deposit back at closing. Meaning this client is getting paid $1500 to buy this home. We beat out the builders preferred local lender on rate and cost as well. Huge shout out to Tyler Rocke for locking this down for his client!

The second client is a good friend of mine who I met last year on a surf trip to Costa Rica. Roughly a year later I get to represent him and his awesome wife on the purchase of their new home in FL for his next duty station. So glad their house made it through the hurricane with no issues!

Here is why we have been saying buy a home if you can afford it the last few years despite if rates have been higher.

The average homeowner just gained another $25K in equity
According to a report released by CoreLogic® for the second quarter of 2024, U.S. homeowners with mortgages, which account for roughly 62% of all properties, saw their home equity increase by 8.0% year-over-year.

This represents a collective gain of $1.3 trillion and an average increase of $25,000 per borrower since the second quarter of 2023, bringing the total net homeowner equity to over $17.6 trillion in the second quarter of 2024.

“Persistent home price growth has continued to fuel home equity gains for existing homeowners who now average about $315,000 in equity and almost $129,000 more than at the onset of the pandemic.”

When doing research online about interest rates, it is very easy to get confused by what you see and what goes into when you see the "avg market rate" online through surveys such as the Primary Mortgage Market Survey (PMMS). With out the right info, you very easily can have a false idea of where rates really are.

For those of you know don’t know how the PMMS Data is collected:

To be included in the weekly PMMS the loan must be:

A conforming conventional loan (not high balance)

20% down or more
Primary Residence Single Family
720 FICO Score or greater

The PMMS surveys a representative mix of Credit Unions, Depository Banks, and Independent Mortgage banks

The PMMS includes points and fees including origination charges and discount points. (Freddie used to publish the points and fees average as well but stopped doing that after COVID. They state the average discount and origination fee is between .75 and 2.000 depending on the week)

It is published every Thursday based on loans with a Note date the prior week.
