The SBA 504 program just got more room to run.

New SBA guidance effective July 4, 2026 clarifies that, when structured in the right order, a borrower’s outstanding 7(a) loan generally will not reduce available 504 debenture capacity.

In plain English, 7(a) exposure used to eat into 504 capacity. Now, a 7(a) loan made first may preserve room for a subsequent 504 project.

That can mean up to $5 million in 7(a) financing plus up to $5 million in 504 financing, or $5.5 million for eligible manufacturers and energy projects.

For businesses planning real estate, construction, equipment, or expansion needs, this creates more flexibility and more ways to finance growth.
