Open a new credit card because “the points were good.”
Finance a couch because it was on sale.
Co sign for your cousin’s car.
Shuffle money between accounts for fun.

I promise you… what feels small to you can feel very loud to underwriting.

Mortgage approval is not just about your credit score.
It is about patterns.
It is about stability.
It is about documentation.

And when we pull your credit and see a brand new account or unexplained deposits, I now have to answer questions no one wanted to answer.

One of the biggest myths in real estate is that you need 20% down to buy a home.

That might have been common years ago, but it is not reality for most buyers today.

There are conventional options starting at 3% down.
FHA at 3.5%.
VA with zero down for eligible buyers.
USDA in certain areas with zero down.

Waiting until you have 20% could cost you years of equity growth.

The better question is not “Do I have 20%?”

It is “What strategy makes sense for me right now?”

That conversation is free. The misinformation is expensive. 👛💵
