One structuring detail that’s been making a noticeable difference in lender conversations lately: addressing ex*****on risk early - before it’s asked about.

We’re seeing smoother momentum when sponsors proactively clarify:

-Realistic stabilization timelines
-Reserve assumptions and contingencies
-Exit logic that aligns with current capital markets conditions

This often doesn’t require a full modeling scenario. Often, it’s just a matter of framing the plan clearly and acknowledging the trade-offs upfront.

Quiet policy. Loud consequences.

Per Small Business Administration Policy Notice 5000-876441, effective March 1st legal permanent residents are now barred from SBA loans.

At BMF Advisors, we work with lawful residents who start businesses, create jobs, pay taxes, and sign personal guarantees. Overnight, they’re excluded.

This isn’t risk management — it’s credit restriction.

Fewer borrowers. Fewer jobs. Higher-cost capital.

Bad policy. Bad for small business. Bad for the U.S.

There is no universally “best” debt product. There is only the best debt for the situation.

The same property can end up with very different debt depending on timing, ownership, and the business plan—not just the asset itself.

A stabilized multifamily deal might fit:

-Agency debt for long-term, low-rate certainty

-Bank financing when flexibility and relationship matter most

-CMBS when maximizing proceeds or achieving non-recourse is the priority

Change one variable—lease rollover, ownership structure, hold period, or capital stack—and the “right” loan can change entirely.

Commercial real estate debt is situational. That’s why structuring matters as much as pricing—and why experienced advisory still matters in today’s market.
