The latest data is in, and it’s a wake-up call for buyers, sellers, and real estate pros. Pending home sales just dropped to their lowest level since records began in 2001. 📉

What’s causing the slowdown?

📌 High Mortgage Rates – Despite a 100 basis point Fed rate cut since September, 30-year mortgage rates remain elevated, hovering around 7%.
📌 Soaring Home Prices – Home values are still climbing, making affordability a major challenge.
📌 Harsh Winter Weather – January saw the coldest temperatures in 25 years, potentially freezing out market activity.

Regional Breakdown:

🔻 South: -9.2% 📉
🔻 Midwest: -2.0%
🔻 West: -1.2%
📈 Northeast: +0.3% (the only region showing slight growth!)
