🚨2023 HUD income limits have been released! (FINALLY)🚨

As you have heard when it comes to qualifying for grant funds through the Federal Home Loan Bank of Chicago's Downpayment Plus when purchasing a new house there are income limits based on the number of people living in the household, and the county of the new home purchase as well. The 2023 income limits have now been released! Please reach out if you would like for me to look at scenarios if you are on the fence of buying, or in the process of looking for a new home now. Below are a few examples of the max income limits for Sangamon and Logan county for reference.

Sangamon county (number per household)
1 person - $55,650
2 people - $63,600
3 people - $71,550
4 people - $79,450

Logan county (number per household)
1 person - $47,600
2 people - $54,400
3 people - $61,200
4 people - $68,000

If you recently bought a new house within the last year, double check your shipping address on the packages that are "late" for the holiday season to make sure you changed your address! I'm sure many of my Realtor friends have received an example of the following texts as well...

"I accidentally sent a package to our old address!"
"Hey! Previous homeowner has a package here..."
"Crap! I forgot to change my address with Amazon!"
"I swear if these packages keep coming here, I'm going to keep them."

🚨BIG news for Illinois homebuyers for 2023!🚨

Starting January 17, 2023 the Downpayment Plus Grant Program through the Federal Home Loan Bank of Chicago has increased from $6,000 to $10,000. This is a huge jump in down payment assistance for next year! There are some stipulations shown below, but please reach out to me if you have any questions!

1️⃣ Maximum grant funds is the lesser of $10,000 or 25% of the first mortgage amount.
2️⃣ Minimum of $1,000 net contribution from the homebuyer(s) towards the transaction. (MUST be from homebuyers' own resources as gifts towards the $1,000 do not qualify)
3️⃣ First-come, first-served basis based on allocated funds for each lending institution.
4️⃣ Grants are forgiven 1/60th per month over 5 years.
5️⃣ Household income must have a projected annual income of less than 80% of the area median household income. (This limit is on a per county basis)
6️⃣ Most importantly, this is NOT just for first-time homebuyers either!

About an hour ago the Fed decided to hike interest rates by .75 points instead of the proposed .50 points from months ago. Please know that this rate increase DOES NOT mean mortgage rates have increased by .75 points. This means that the Fed is actively, and swiftly doing what they can to curb inflation. To keep it short and sweet, the mortgage rates you see are market driven, not Fed driven. Curbing inflation by raising the interest rates is aimed at slowing down consumer spending while bringing more appetite for the bond market which is a good thing for mortgage rates. 🚨 Attention Sangamon County residents! 🚨

The tax bills for the 2021 1st installment of property taxes were sent out on Friday. If you have your taxes escrowed into your monthly payment, you do NOT have to do anything with them. Your lender is receiving the first bill as well, and will handle this payment for you. I know it may be confusing since it does not say it’s a copy for your records, but rest assured the lending team will handle the payment. However, if you do have questions then always feel free to reach out to your lender. Thanks!

If you qualify, you may be awarded a grant of up to $6,000 to use for a down payment and closing cost assistance, home buyer education costs, and/or eligible home rehabilitation costs.
