- Labor data: Reports on job openings, private payrolls, unemployment claims, and Friday's BLS jobs data featuring new job creations and unemployment numbers could cause volatility for mortgage rates. Signs of a softening labor market could help rates, while labor market strength could push rates higher.
- The Fed: The Fed meeting ends Wednesday with no policy rate cut expected. Fed Chair Powell's press conference following the Fed policy statement has a high likelihood of causing volatility for mortgage rates.
- Economic data: Several reports this week, and strong economic data could pressure rates higher while weak data may help bring rates down a bit.

-Talk of firing Powell: There has been lots of talk of President Trump attempting to fire Fed Chair Jerome Powell, despite laws protecting Powell's job. Markets speculate that if Trump were to replace Powell with someone willing to cut the Fed policy rate, it would likely lead to more inflation, which would be bad for mortgage rates. However, it is still considered unlikely that Trump would take this step.

Mortgage rates continued to creep higher last week, feeling some pressure from the announcement of more tariffs and ahead of this week's inflation data. Although rates haven't made big moves higher, they are more in line with what we saw earlier in June before rates dropped.

This week will start quietly, with no economic data on the calendar for Monday, but could be volatile after that depending on how inflation and other economic reports come in for the week. If rates move higher, they could match the highs from May and June, but would likely fall again eventually (though that will take weeks). However, there is a chance data could help hold rates steady. Only time will tell.

Mortgage rates started to move higher last week after data showed more jobs were created than forecast for June, and unemployment ticked lower. Although there were signs of labor market weakness when the details were examined, the stronger headline numbers pressured mortgage rates higher to end the week, as they ended all speculation of a Fed rate cut happening at the July meeting. The passing of the One Big Beautiful Bill Act had little effect on rates, as markets had already priced in the expected increases to Treasury debt to pay for the bill.

There is very little economic data this week, and after seeing rates move lower through the end of June, we could see them creep higher heading into next weekโ€™s inflation data. Weโ€™ve got a holiday shortened trading week packed with important data. If labor reports show signs of a weakening job market, that could fuel speculation the Fed might cut its policy rate as early as July, and that could help push mortgage rates even lower. This week, mortgage rates will react to global events including the conflict with Iran, and could continue to build on recent momentum and improve further. - Fed speakers: Any signals of future rate cuts from Fed members out speaking this week will benefit rates.

This week, mortgage rates could bounce around day to day, although we shouldn't see big moves for the week. The main event is Wednesday's Fed activity, which is always a mover for mortgage rates. However, markets are closed on Thursday for Juneteenth, which means we may see more movement on Friday.

- The Fed: The Fed is expected to leave its policy rate unchanged at this month's Fed meeting, but markets will be looking at the new rate forecast issued each quarter by Fed members. Fed Chair Jerome Powell's press conference following the Fed statement has the potential to affect rates, as Powell answers press questions about the Fed's outlook on tariffs, inflation, and other topics. We could see mortgage rates change through the day on Wednesday afternoon as markets digest the Fed's comments.

Mortgage rates were just as volatile as expected last week, improving midweek on signs of a weakening economy, then giving back all those gains after stronger-than-expected BLS jobs data on Friday highlighted continued labor market strength. Although rates ended the week unchanged, this gets a thumbs down because rates couldn't hold the improvements.

There isn't likely to be too much movement in rates early in the week, but Wednesday's consumer inflation data kicks off more activity on the economic calendar. If inflation comes in hotter than last month's readings, it could pressure rates to start moving slightly higher.

- Inflation: Traders are expecting to see inflation come in hotter in May, which would mark the first increase in four months. This week's inflation reports will also offer the Fed a final look at the impact of tariffs ahead of this month's Fed meeting.
- Tariffs and trade war: Markets continue to react to changes in trade and tariff policy, which can create some volatility in day-to-day mortgage rate pricing.

Hey, if youโ€™re thinking about buying a home and feeling unsure about whatโ€™s โ€œokayโ€ to do financiallyโ€ฆ youโ€™re not alone. ๐Ÿ’ฌ

I get it. Life doesnโ€™t stop just because youโ€™re trying to get a mortgage. But hereโ€™s something most people donโ€™t realize:

๐Ÿš— Opening a new credit card or buying a car ๐˜ณ๐˜ช๐˜จ๐˜ฉ๐˜ต ๐˜ฃ๐˜ฆ๐˜ง๐˜ฐ๐˜ณ๐˜ฆ or ๐˜ฅ๐˜ถ๐˜ณ๐˜ช๐˜ฏ๐˜จ the home loan process can actually hurt your chances of getting your dream home. Even if youโ€™ve already been pre-approved.

๐—ช๐—ต๐˜†? It can lower your credit score or increase your monthly debts, and lenders notice.

โœจ The good news? A quick chat can save you a lot of stress (and possibly that home you want). If youโ€™re unsure whatโ€™s safe to do, reach out. No judgment. Iโ€™m here to help you get into that home with confidence.

Good news for last week as mortgage rates improved to end the week slightly lower than the week before. It wasn't a big improvement, with most borrowers seeing better rebate pricing rather than actual lower rates, but it was still welcome after seeing rates creep higher the last couple of weeks.

Rates will take their cue from this week's labor market data, but shouldn't make any big moves higher or lower regardless of which direction they go. The outlook for the near future is that rates will continue to move higher or lower day-to-day, but not make any big moves without something changing in the economic or labor market outlook.

- Jobs data: This week will be filled with different jobs reports starting on Tuesday, with Friday's BLS jobs data having the biggest effect on mortgage rates.
- Tariffs and trade war: Despite recent positive news, tariffs continue to be a concern to markets with talk from other countries of retaliatory tariffs. Retailers are starting to talk about passing along the increased costs to consumers, which will drive up inflation and could pressure mortgage rates higher.
