From my perch...We closed on this house last week. It was on the market for over a year. We have to tell the story of houses that didn't sell as quickly as we would like, compared to those that sell within a day or two. The house itself was fine. The issue with this house was primarily the yard to the right facing the house and the back yard. Also, to the right of the house is a main thoroughfare,Th and some potential buyers didn't like the traffic noise. All is well that ends well. The issues that bothered some didn't bother the family that purchased the house. They wanted something they could make their own, including a yard makeover. They were ready to cut down some trees and expand the yard as they wanted. The house sat on a third of an acre. There's plenty of room to create the yard/lawn they want, including upgrades to the house. All is well that ends well! Buyer and seller are happy! That's the name of the game. The house sold for $422,000.

The rezoning has been completed. The Due Diligence date is May 25 and we closed this property on May 29, 2024.

The below property is under an contingency contract. The buyer is asking that the land be rezoned before purchasing. A request to rezone will be made shortly before the local Planning Board. From there the proposal will be presented to the Town Council for final approval. That should happen around the first week in April, 2024. See the frontage of the property below.

I have 23 acres of land for sale at $1,120,000. I've had the land on the market for about 18 months. We, the owner and I, knew this would be a tough sale. The land doesn't have access to sewage disposal plus some of the land is in a flood plain. We had two issues going in. During the last eighteen months I've had the property listed, the conversations with potential buyers came down to the sewage issure. The investor we were working with has sold his 15 acres for $2,000,000 and has moved on. The new owners of the land plan to put an autumotive facility on the property. They are close to chest about the status of the sewage line. At any rate, the recent land sale urged the increase in our listing price. We make no comments on the status of the sewage line. But we do have 23 acres of land to sell but we urge potential buyers to perform their own surveys and other investigations necessary to make sure this parcel of land meets your personal and business objectives.

This is our latest completed venture. We don't own this one, we are helping with the marketing/listing piece. This house is on the market for $280,000 but the owner is ready to deal if a real offer is presented. The house sits in a real nice quiet neighborhood, McAlpine Woods off Harrisburg Road in Charlotte. It is near 485 and has easy access to Harris and Independence Blvds. The house has been freshly painted inside and out. New appliances have been added and so has the flooring. New vanities in both bathrooms. We also hired an inspector to review for items our contractor missed. Frankly there were a few items we are working through but nothing major. From my perch...let me see...We closed on this estate today. A residential house on 7.5 acres of land zoned commercial. The estate is a beautiful setting but the owners with some health issues and zoning issues decided to make a major move. Also, the value of the property was escalating creating tax pressures. Let me make clear, all taxes were current. I'm just saying taxes on 7.5 acres of commercial property with a tax value of almost $900,000 is no chump change. We had setbacks along the way, a few closing dates were missed but the buyer and seller hung tough. The hang-up was the appraisal. Trying to appraised a residential property zoned commercial was a chore and some called it a very complex appraisal to perform but it was completed. The closing took place and here we are. Grateful and Thankful...to the Almighty and to the lawyers and bankers and sellers and buyers that came together this morning in a law office on Carmel Commons in Charlotte, NC to seal this deal. We have secured the listing rights to the 7.5 acres of commercial acreage on Helmsville Road, Monroe, NC. There is a nice ranch house on the property but overall the property is zoned commercial. Two parcels make up the total acreage, one is 4.0 acres and the other is 3.5 acres. The tax value of the property is $863,900. The listing price is $650,000. The buyer agent will be paid 4% of the sales price of the property. We were able to work closely with the owner and buyer of the adjacent property which was sold with idea that a soccer training facility will be built next door. This facility, when completed, will add to the business make-up of this neighborhood. We also believe with a soccer facility next door will provide an opportunity for someone who understands the soccer industry to open a business to complement the training facility. If someone just wanted a house or space in a commercial area, a doctor's or dental or insurance office comes to mind. Also, the house can remain residential with a waiver. However, the owner won't be able to add square footage to the dwelling although it could be upgraded for a business which we believe is the 'best use' for the property based on surroundings. We finally closed on what I thought would be a quick turnaround. Wrong! But that's part of the business. Sometimes the best plans are all for naught. But actually, I'm pleased. My prayer was to get someone who would appreciate a small ranch. The lady that bought the house was pleased with everything and so was her agent. Bottom line, if they are pleased so am I. We had to adjust the price downward. Actually, that worked out well as we have other properties we wanted to see. Not sure where our next project will be but Tuesday my partner and I will look at a property in Cornelius. That's funny, from Columbia to Cornelius. Not sure how that will evolve but God has the wind blowing and my sail is up.

We are off and running again in Columbia, SC. This is our 2d visit to the capital city. Hopefully, we will have something to market befor the end of November. The good thing is the new roof is on and new windows have been installed. The inside work, painting/flooring etc., should be able to proceed unabated but you never know. This is a small house to tied us over until 2021. About 1100 sq ft. The market is telling us that there are singles and seniors in the smaller home, one level market. We shall see.
