Lately for my cashout refinance clients I’ve been their first DSCR lender providing their first DSCR loan 🙏 I’m thankful to be the person they trust for this! They are a bit of a puzzle so going with the wrong lender could end badly 😅

Here’s how this one went: Once i asked the right questions I figured out that this investor had a short term exit in mind. I structured the loan to allow for that exit strategy with terms that allowed him to keep cash flowing and get a significant amount of cash to keep growing 📈🕺🏻

Getting money out to keep investing or payoff other debt never goes out of style 🕺🏻 great life changing

Clients closing saved ⚠️ I received a call from a client that his rate changed from beginning to end by a lot and they had a prepayment penalty for their loan which raised some red flags. 🚩

After looking into it more the other lender was going to have this client using the wrong loan, which would’ve ended up having been mortgage fraud. 😳

I was able to do a bank stmt loan 🔥 Not needing taxes for this self employed client and saved the deal so he didn’t lose his due diligence and earnest money 🕺🏻

I had the pleasure to work with a builder 👷🏻‍♂️ in Asheville to refinance his investment property 🏡

Refinance was to pay off the short term note he used to build the property and put refinanced into a long term note. 💰

Did this using NO taxes with the DSCR loan and closed in his LLC 🕺🏻

Big thanks to Charlsey for trusting me with her clients once again 🙌 She was able to negotiate for seller credits AND the appraisal came in over purchase price! The purchase loan side was calm for everyone which doesn’t always happen but proper teamwork and preparation and can do that.

Yesterday closed this beautiful 😍 home on a cashout refinance using my famous DSCR

🧐 How?

We were able to use short term rental data to qualify a higher rental income than if it would’ve been longterm. With this my client now has more funds to keep growing 📈

Cashout refinances are booming ‼️ Investors/self employed cashout refinances are what I’ve been doing mostly lately and I love this loan because it gives money to client at closing to allow them to grow and chase their dreams 🙏

No taxes loan was needed due to high write offs, so we calculated income using income deposits coming into bank statements over past 12mo.

Repeat buyer soon to be investor 🙌 we helped this client last year buy their first home and now they are going to rent their old 1st home and buy a new primary to live in 🕺🏻

This is contract 4/4 with Emily this past month 😤 she was able to meet the clients goals for the amount of land they wanted and got it below listing price! We are using the same loan we used last year to purchase again.
