What a roller coaster my client, and I went on to be lead to this house. Now, buckle up because this one's a good story.
We had previously been under contract on not one, but two other properties and had to terminate due to varying reasons (bad inspections, bad neighbors, you get the picture). After we terminated on the second home, it was a full on sprint to get to the finish line. My clients lease was ending at the end of the month and we need to act quick. His current lender couldn't meet the deadline so I reached out to my preferred lender, Anthony Deal with Loan Pronto Inc, to see how quickly we could close a financed transaction. He said 7 days. Seriously, 7 days for a financed loan. Let's do this....
Fast forward to Sunday July 5th, we see this home hit the market and look at it that afternoon. We put in our offer. There were no other offers on the table, but a ton of interest so the seller wanted to wait a few days to see what other offers came in. As more offers came in we strategically decided to adjust out offer. We HAD to win. Time was running out. Late Wednesday evening, the listing agent called me and told me the seller decided to accept our offer. Ok, well, I have nothing in writing. I'm keeping this to myself for now, but let me just give Anthony a head's up so he can be ready to rock n roll when we get the Executed Contract back. Thursday morning July 9th, the signed documents come in. Thursday afternoon the appraisal is conducted, Friday morning is our home inspection. Wednesday July 15th, we are cleared to close!
When I tell you it's important who you work with, THIS is what I mean. It was all hands on deck and everyone worked together to get this transaction closed in record time allowing my buyer additional time to move and settle into his new home. Thank you Anthony.
