Not every potential buyer earns income through a traditional salary and W-2.

Self-employed borrowers, business owners, real estate investors, and people with variable income may need a different approach to documenting their financial picture.

Non-QM loan programs may provide alternative qualification methods for certain borrowers. These programs have their own eligibility requirements, documentation standards, costs, and terms, so a personalized review is important.

Different income does not automatically mean there is no path forward.

A home can check every box inside and still make daily life more difficult because of its location.

Before making an offer, consider how the neighborhood may fit your everyday routine:
• School and childcare routes
• Work commute
• Grocery stores and healthcare
• Parks and recreation
• Traffic at different times of day

When possible, visit the area more than once and at different times. Your dream home should support the way you actually live.

A temporary buydown is a financing arrangement that may lower a borrower’s monthly mortgage payment during the first one or more years of the loan.
The funds used for the temporary reduction may come from an eligible seller, builder, or other approved source, depending on the transaction and loan program.
It is not the right fit for every buyer, but it can be one option to discuss when putting together a homebuying strategy.

Real talk: the housing market can feel different in August than it did at the beginning of summer.

Some sellers may become more motivated as summer winds down, while buyers may face less competition than they did earlier in the season. That can sometimes create more room to discuss price, closing timelines, seller concessions, or other offer terms.

Every situation is different, but it may still be worth seeing what is available.
