"Rising mortgage rates so far are doing little to put downward pressure on home prices, but strong demand and a persistent housing shortage means the cost to buy property keeps going up, albeit more slowly than a year ago. Buyers need to be ready for the crazy market they face, and make sure they fully understand their budget — and be prepared to adjust it or make compromises — before entering the fray."

Per CNBC this week, the average rate for a 30 Year Fixed Mortgage is 3.78%... Yes, rates are increasing and will continue to increase through 2022. To my fellow real estate professionals, its our job to control the narrative around this when dealing with consumers.. These rates are still exceptionally LOW, and it is still a great time to buy despite the slightly higher rates. We were absolutely spoiled with rates under 3% on a 30 year fixed, and those days are likely gone forever. See below chart that shows the average 30 Year Fixed rate dating back to the 1980's... I'll take 3.5-4.5% rates ALL DAY LONG over 18%

Also, Charlotte will easily continue to experience double-digit growth in value (22% projected this year), so let's not miss the forest for the trees!

“The third quarter of this year marked another period in a banner year for a housing market boom that’s steaming ahead through its 10th year. Prices and seller profits again hit new highs since the market started coming back from the Great Recession in 2012,” said Todd Teta, chief product officer at ATTOM. “There have been a couple of small hints of a possible slowdown in recent months, as we head into the normally quiet Fall and Winter seasons. The pandemic also remains a constant presence that could tamp things down. But, for now, the market engine seems to have nothing but high-octane gas in the tank.”

ATTOM's Q3 2021 U.S. Home Sales Report shows that U.S. home sale profit margins are at the highest level since the end of the Great Recession.

The lack of inventory remains the big driver behind a still-fierce homebuying market! Message me if you want a "cost of waiting" piece to share with buyers who are getting fatigue. As rates go up, affordability goes down; it's best to keep persevering in this market until your offer sticks!

Fall is usually a slow season for the housing market but with fewer homes available and prices rising, the market remains fiercely competitive.
