Lineage Real Estate Investing Own rental property without being a landlord. Built for investors who want real estate, not a second job. After closing, you’re the project manager nobody hired.

Lineage combines acquisition, DSCR financing, insurance, and property management referral into one transaction, with one team from offer to close. Lineage is a real estate investment platform that combines acquisition, DSCR lending, insurance, and property management referral into a single coordinated transaction. Buying investment real estate has always meant too many professionals and too many handoffs, with plenty of room for something to break between contract and close. Lineage is built to fix that. We handle every piece of the transaction: finding the property, financing it, insuring it, and connecting you with professional property management. One team runs the deal from contract to close and stays with you after it. This is for investors who’ve built up capital and want real estate in their portfolio without being landlords. You make the investment decisions. We provide the infrastructure. For property managers, we’re deal flow. We partner with vetted operators and send them intentional, long-term investors and better-quality doors. We don’t compete with them. The founding team has decades of experience in single-family rental investing. 71% of our investors buy a second property (as of Q1 2026). Buy. Finance. Insure. Manage. Grow.

Ron Phillips closed our first Lunch & Learn with the least exciting thing he said all hour.

It takes time to make money in real estate. There were people on that call with more than 50 properties and none of them got there in 18 months. They bought one, held it, bought another, and let appreciation and principal paydown run at the same time for a long stretch.

He has been buying since 2005, which includes the crash. His view is that over a long enough hold, the only thing that beats it is building your own business.

Nobody on that call got there in two years.

Ron Phillips, founder of Lineage.

Picking a market for your next rental starts with one number: monthly rent divided by price. Under about 0.7%, rent struggles to cover operating costs. Ron Phillips runs the full market checklist live Thursday, Oct 22, 1pm ET / 10am PT. Free, 30 minutes.

Ron Phillips compares the principal half of a mortgage payment to a 401(k) contribution, and the comparison holds up.

On a fully amortizing loan, money goes into equity every month whether you planned it or not. It leaves before you can spend it. That is the entire reason payroll deduction works. Interest only hands the decision back to you, which helps only if you make it.

The part that follows: on interest only, nothing pays the loan down unless you do it deliberately, so equity depends on appreciation alone.

One loan saves for you. The other lets you decide.

Name the last stock you bought where somebody walked the building, inspected it, and told you what it was actually worth before you paid.

That is standard on a rental. An inspector tells you what is wrong with the house. An appraiser puts an independent value on it. And on a debt service coverage ratio loan, a lender underwrites whether the property's own income covers the debt.

Being precise about it: those are opinions formed on one day. They lower the odds of a bad surprise rather than removing them.

Three strangers check your math before you close.

An investor came to Lineage with one rental property and a cash flow problem. He was ready to sell.

The property was profitable, which is the part that made selling the wrong move. Getting rid of it would have fixed the cash problem by getting rid of the thing that was working. He kept it, used the equity that had built up in it, and bought two more properties. His cash flow ended up roughly 5x where it started.

That means more debt and another payment, so it is not free money. It is a different question than the one he walked in with.

He kept the property and bought two more.

Hannah and Drea, Lineage.

Lineage handles the acquisition, the financing, the insurance, and the property management referral in one transaction, so investors are making the decision rather than project managing it.

One investor's result. Individual results vary with the property, the market, and financing terms.

Your rental property can go up in value and the IRS will still let you write it down.

That is depreciation. You deduct the structure over 27.5 years, straight line, roughly 3.63% a year. Not the land, because land does not wear out. For a lot of investors that deduction is what turns positive cash flow into income they do not pay tax on that year.

The part the clip leaves out: the IRS recaptures it when you sell, unless you exchange into another property. Closer to a deferral than a discount.

The asset goes up. The paperwork says it goes down.

Ron Phillips, founder of Lineage.

Depreciation rules depend on your situation. Lineage is not an accounting firm and this is not tax advice. Talk to your CPA before you act on it.

For years, Thad Tarkington heard the same thing from friends and family: "Man, I'd love to invest in real estate." They understood the asset and the opportunity. Year after year, almost none of them bought a property.

Pick a market you may never visit. Find a lender who understands investment property. Place the insurance. Hire a property manager. That's four professionals who don't talk to each other, and you're expected to coordinate all of them.

Lineage puts it in one transaction: acquisition, DSCR financing, insurance, and a vetted property manager. 7 out of 10 of our investors go on to buy a second property (as of Q1 2026).

They understood the asset. The process is what kept them out.

Thad Tarkington, cofounder of Lineage.

Interest only does not mean you never pay principal. It means nobody is making you.

You can send a principal payment any month, in any amount, and amortize the loan yourself on your own schedule. The option is always there.

A principal and interest loan takes that decision away. Every month, for thirty years, whether the water heater just died or not.

So neither one is the aggressive choice. They are two tools that get the same job done, and one of them hands you the timing.

Which matters because cash flow is what runs the property. Ron's own approach on the commercial buildings he bought was to take the longest interest only period he could get and fatten up the bank account, because on a hundred units, when one thing breaks, everything breaks.

That is Ron Phillips, our founder. We run a free 30-minute session like this every other Thursday with live Q&A. Schedule here: https://hubs.li/Q04x5zcs0
