Property Tax Bills for 2026 are hitting mailboxes. Mine just came. As a Mortgage Loan Officer I get questions and calls all the time about property taxes. Below are a few highlights to not forget. Have questions or tips? Let us know.

- Lancaster Bills are due by January 15th 2027 before a 15% penalty.
- If you are escrowed for taxes DO NOT pay the bill yourself. Your Mortgage Servicer pays the bill.
- If your taxes went UP, then your Mortgage Servicer may increase your payment to cover the difference
- If your home is your Primary Residence you should see "4%" as the ratio.
- If you're over 65, or Blind, or permanently disabled, you may qualify for the "Homestead Exemption" which reduces your taxable value by $50,000, thus reducing your property tax bill.

Interest rate DOESN'T matter...

A little click bait, but follow me...

Everyone gets caught up on the fact that one rate is higher than the other, but you need to break down the math on what the actual dollar per month savings/cost is.

It's when you get large increases .50-1%+ that you start to see a payment creep up considerably.

Also, the larger the loan the more of an impact rate has.

The NCHFA- North Carolina Housing Finance Agency generally has some better deals than the current market rates.

When I look at your file, we look at all options and the NCHFA for North Carolina loans is looking better than the regular market products. 6.875% and get $15k in DPA? Pretty good. There are qualifiers though.
