Noticing some interesting shifts in Raleigh’s housing market this Mid-Q3. There were 362 closed single-family sales and the median price settled at $522,500, showing some easing as activity slowed across the city. Inventory climbed above 1,200 homes, which means buyers now have more choices—always a positive sign for those weighing their options. More new listings also hit the market, increasing competition among sellers and providing even more selection for serious buyers. On the financing side, mortgage rates have climbed to nearly 7% recently, and that uptick in borrowing costs has given some buyers pause. For those who are prepared to move forward, however, the current environment—with more homes available and sellers competing for attention—can open up opportunities to negotiate or secure a price cut. As someone who guides clients through the mortgage process, I’m always keeping an eye on these trends to help buyers make informed decisions.
