Over the years there are certainly clients and loans I wont forget. This one as a loan officer is one of those.
I want to brag immensely on my operations team at Rapid Mortgage. When I tell you they are amazing they truly are the best in the business. They are positive, kind, hard working, and always ready to support. Often we receive save a deals but this was a CONDO meant to close in under 48 hrs. I said let me do the research first and follow up. Condo team, my insurance broker, my sales support/niche manager returned their stamp of approval on the solution and said go ahead. 8 Days we closed this purchase. When you have a team of professionals who like what they do and realize the trust a client puts in us you go further on every deal and ensure it’s smooth even when there are obstacles. Everything Appraisals! When you are selling/listing this is important!

We just wrapped a successful Appraisal Q&A for realtors and we will have a 'What is happening in our Market" Update along with strategies offered next week - 9/21.

Did you know the bare minimum on roofs is 2 years of life left...HOWEVER insurance companies may not even cover the home and require replacement if it's that old? Sellers need to be prepared for such pushback. It can cost over 20k to replace a roof. The VA won't even approve the loan if it's under 5 yrs.

Just a reminder! Listing Agents - Before you lower that price on a client promote seller credits!

So many buyers qualify on every mark but lack the cash to close!

Instead of a 10-20k lowering, try providing the approved % of seller credits for the program.

What does this do? OPENS YOUR POOL OF BUYERS!! Now not only is a buyer in your price range able to purchase NOW rather than 3-5 months because they need to save you ALSO have buyers who can (if you have a good loan advisor) buy their rate down to qualify their dream home! Sometimes it's a matter of .25% of a buydown for people to qualify for YOUR LISTING.
