🚨 What's going on with the Housing Market in Charlotte?? 🚨

πŸ“ˆ Inventory in the Queen City just hit 9,400 listings, the highest level for June on record (going back to 2017). Supply is now up 238% from the pandemic low.

πŸ“‰ Homebuyer activity has slowed, dropping about 20% from the pandemic peak. The result is pricing weakness, with home values in the Charlotte Metro now officially dropping YoY.

🏑 Home values in Charlotte are down -0.4% over the last year at the metro level, according to data from Zillow. This decline is modest... However - the sudden increase in inventory in recent months suggests price growth will continue to trend negative.

More expensive neighborhoods such as - Myers Park, Eastover, Southpark, and Southend - are still appreciating. While more affordable, investor-dominated ZIPs to the north and northwest are contracting.

πŸ’² One of the primary issues in Charlotte's housing market today is its lack of affordability. Prior to pandemic, this was a market that was truly affordable with the typical home value clocking in around $250,000. Now the average value is nearly $400,000.

❓ Experts are predicting values could drop 3-4% over the next 12 months. Ultimately good news for Charlotte homebuyers and investors who are waiting for more affordability.
